How it works
Send us the address. Most of the work happens at the desk first — the listing, the licensing registers, the planning history and what comparable houses nearby are actually letting for. That is usually enough to tell you whether a property is worth pursuing.
If it is, we come and see it. We would rather spend an hour in a house before telling you what to do with it, but we are not going to drive across Yorkshire to look at something the desk work has already ruled out.
We come back to you in writing with what we found, and then we talk it through.
What we look at
What the house should be
Single let, professional house share, or student HMO. The same building can be worth very different amounts depending on which one you run, and the right answer depends on the street, the layout, the council tax position and who actually wants to live there. This is the part most reviews skip.
What it should earn
Rent and yield on each route that is genuinely open to the property, based on what our own houses and the ones we manage are letting for now, not on asking prices.
Where it stands on licensing and planning
Whether it needs a licence, which one, and what that costs. Whether it needs planning permission, and whether it has it. Plenty of houses are being let as HMOs right now without the consent they should have, and it tends to surface at the worst moment — a refinance, a licence renewal, or a sale.
What it would cost to put right
Certificates, fire safety, condition and anything a licence inspection would pick up, with a realistic figure for fixing it. Better to know before you buy than after.
Who it is for
Landlords considering a purchase who want to know what they are buying before they commit. Landlords with a property that is not performing the way they expected. Landlords who have inherited a house and are not sure what to do with it. And landlords who are reviewing how their property is currently managed and want an outside view of it.
You do not need to be thinking of instructing us. If the answer is that your property is already set up the right way, we will tell you that.
What happens next
Nothing automatically. The review is free and it ends when you have our answer.
If the property turns out to need planning permission, or needs a certificate of lawfulness to regularise how it is already being used, that is a bigger piece of work and we charge for it. Our planning assessment is £250 and it comes off the cost of an application if you go on to make one with us.
