Every fee we charge is published here. Management is charged on rent collected, so an empty room costs us too.

Management and letting

What the management fee covers

Included: rent collection and arrears chasing, monthly statements, compliance tracking and renewal reminders, deposit registration and return, arranging repairs and access, inspections, the annual winter visit, and out-of-hours emergency cover.

Charged separately: finding tenants, certificates and safety checks, maintenance costs.

All tenant find fees are inclusive. Standard referencing covers a previous landlord reference, photo identification, a Right to Rent check and proof of income. Single lets also include enhanced referencing as standard — a credit search and affordability assessment through a third-party provider. On HMO rooms this is available as an option at £35 per tenant.

Notice and ending our agreement

One month's written notice, either side. No exit fee. If you leave us, we don't continue charging commission on tenants we introduced — once the management ends, it ends.

Council fees are separate and payable by you. Applications include room measurements, floor plans, supporting documents and liaison with the council through to determination.

Tracking these dates, booking the renewals and holding the certificates is included in management. The certificates themselves are charged at the rates above.

The fire alarm and emergency lighting check is carried out together by a qualified electrician.

Fire doors are checked at every inspection — self-closers, seals, gaps and hinges — and recorded with photographs in your report. Repairs are quoted separately as they arise.

You can opt out of any certificate and arrange your own.

Repairs

We take the call, arrange access, instructing the contractor and see the job through. The contractor's invoice is passed to you at cost. We don't mark up invoices.

We instruct basic repairs up to £200 without checking first. Anything above that is agreed with you, unless it is an emergency affecting safety or security, in which case we act first and tell you immediately.

Fees payable by tenants

Under the Tenant Fees Act 2019 only the following payments may be charged to a tenant. Everything else is prohibited.

Refinancing and insurance

A surveyor is in your property for twenty minutes, and what they see in those twenty minutes decides what it's worth. We prepare the pack they need — schedule of works and costs, room measurements, floor plan, tenancy and rent detail, licence and compliance certificates — pull local comparable evidence, and meet them at the property.

On an HMO the income matters more than the bricks, and room-level comparables take considerably longer to assemble than sales comparables on a terrace. That is the difference between the two fees.

Valuation preparation includes meeting the surveyor at the property. We may receive a commission from brokers we introduce you to. We will tell you before making the introduction and disclose the amount once known. Our fees are the same whether or not you use them.
