Looking for your next home?
We let shared houses and single lets across Leeds and York. Bills, superfast broadband and a monthly cleaner come as standard in our shared houses, and whichever you rent, you'll deal with the person who actually manages it.
We let to students at the University of York and York St John, and at the University of Leeds and Leeds Beckett. Our student houses are let on joint tenancies and always start in July.
Most places go before they reach the portals, so the list is the best way to hear about them first.
Renting with us as a student
Most of our student houses are in York. Here is how the things people usually ask about work with us. If your question is not here, ask — we would rather tell you now than have you find out later.
When to look
Our student tenancies start in July. The rules changed in 2026 and the old October rush is gone: we cannot sign you up for a house more than six months before your tenancy starts, so the earliest we can sign you for a July move-in is January. Any agent telling you a house will be gone by Christmas is describing how things used to work.
That said, the houses people like most still go to the groups who are organised. Get your group together over the autumn, decide what you can each afford, and be ready to view in January. Join our list and we will tell you what is coming up before it is advertised anywhere else.
Guarantors
Each tenant needs a guarantor based in the UK — usually a parent — who agrees to cover the rent if it is not paid. They sign a short agreement before the tenancy starts. We will tell you exactly what we need from them at the point you apply, and it is not onerous: proof of who they are and that they can cover it.
Insurance
The building is insured by the landlord. Your own belongings — laptop, bike, clothes, the lot — are not, and if something happens to them that is on you. Contents insurance for a student room is cheap and takes ten minutes to sort. We would rather you had it than not.
If you need to leave early
Plans change. People drop out, swap courses, get a placement somewhere else. Under the current rules any tenant can end a tenancy by giving two months' notice.
In a shared house it is not quite that simple, because your housemates are affected too, and on a house let to a group one person giving notice can end the tenancy for everyone. So if you need to go, tell us as early as you can and we will work with you to find someone to take your place. That is how it almost always gets resolved, and the sooner we know, the easier it is. This applies to everyone in our shared houses, not only students.
One thing worth knowing if you are in an all-student house: the house is exempt from council tax only while everyone in it is a full-time student. If one person leaves the course and stays in the house, that changes for all of you. Tell us and we will help you sort it out.
